DUBAI MARITIME CITY, UNITED ARAB EMIRATES
LEED for Retail – Sustainability Guidelines

The Master Plan of the Dubai Maritime City pertains to the development of a man made peninsula extending to an area of 2.27 Million square meters situated between Port Rashid and the Dubai Dry Docks. The development consists of 6 major precincts and promises to be a multiuse environment that balances the working and living conditions of the community with its many facilities for office,
residential, retail, recreational and leisure purposes.
The Dubai Maritime City considers environmental strategy as a priority and has adopted world class building techniques, particularly during the construction and reclamation stages of the site. The development will adopt efficient energy and water consumption strategies, maximizing the usage of sustainable natural resources with human health and well being considered as priorities.
The global property and real estate markets are currently being seen to move into a whole new dimension, putting forth sustainable development as a key agenda item. Dubai, an international hub for trade and commerce, and a pioneering regional leader has been quick to pick onto this forward thinking movement and is in every way focusing energies to make sustainable development, a reality. In this regard, the Dubai Maritime City, in the effort to maximize its Triple Bottom Line has mandated all its developments follow Green Building rating systems in order to achieve a baseline standard of sustainability. This precedent for sustainability is the impetus behind the development of the Dubai Maritime City LEED for Retail - Sustainability Guidelines. These Guidelines comprehensively consider all measures required for a large-scale sustainable development.
Green Technologies Sustainability Consultants together with the master planners for the development, Watt International, was commissioned by Dubai Maritime City to provide a Master Plan Development Guideline including Sustainability of the development, from the inception through operations and maintenance of the development.
With a view to addressing the implementation of the sustainable strategies on this development, the Client, Program Managers, Master Planners and other Consultants constituting the Working Group, conducted a LEED Charrette on the 21st of July 2008 resulting in the LEED for Retail – Sustainability Guidelines, which was completed and submitted to the Client on the 30th of November 2008.
The intent of the LEED for Retail – Sustainability Guidelines was to provide the developers and interior designers of the development with guidelines that will set performance standards to achieve a mandated level of LEED Silver, and will aid the monitoring and enforcement of same, addressing all stages of design, construction and operation.
The Dubai Maritime City (DMC) Guidelines provide a summarized strategy of green building practices for the DMC Development. The Guidelines are designed to direct project teams within the DMC toward high levels of sustainability and a minimum of a LEED Silver Rating.55-2004, Section 6.1.1
