THE DUBAI EXHIBITION CITY EXPO PLAZA PRECINCT PHASE 1

The Expo Plaza Precinct Phase 1 is a master planned development within the Dubai Exhibition City spanning an area of
approximately 350,000m2 and consists of two mid-scale, one upper and one upper-upper offerings Hotels in addition to two
Commercial Office Buildings with two more buildings dedicated to parking. The Precinct also consists of a Plaza with access to
Retail and Back of the House Operations spaces. The Client’s Design Brief requires the Development to be an environmentally
responsible one, addressing the highest levels of sustainability within noted commercial constraints. The Client’s Design Brief with
regard to the Sustainability targets indicates that the Hotels and Retail Spaces within the Development are to achieve a LEED
Certified rating whilst the Commercial Office Buildings aim to attain a LEED Gold rating.
The design is currently under development addressing planning, compliance and operations enhancement and will go into a
phased tendering process, beginning September 2008. The Construction has already commenced onsite taking precautions to
comply with the LEED requirements from Day One. WSP Middle East Ltd., the Lead Consultants of the Project, on behalf of their
Client, the Dubai Exhibition City, has commissioned the professional services of Green Technologies FZCO and has requested same
to facilitate the LEED Certification Process. In this regard, Green Technologies FZCO will provide the necessary Consultancy
Services that would lead the Project Team into achieving the targeted LEED ratings under the appropriate rating systems
administered by the United States Green Building Council (USGBC).
It has been decided together with the Project Team, that the LEED for New Construction and Major Renovations Version 2.2 Rating
System will be followed for the certification of the Hotels and the LEED for Core and Shell Version 2.0 Rating System, for the Offices
and Retail, with the application of the Guide for Multiple Buildings and On-Campus Projects in both cases. The LEED Assessment
indicates that the Development is being planned for, and designed on the basis of Sustainability, that complies with criteria
commensurate to the achievement of a LEED Silver rating for the Hotels and a LEED Gold rating for the Offices and Retail.
Sustainability Targets for Dubai Exhibition City Expo Plaza Precinct Phase 1
The fundamentals of sustainable development, make it mandatory for the Development to comply with the following prerequisites,
irrespective of it pursuing LEED Ratings as targeted;
• Construction Activity Pollution Prevention
• Fundamental Commissioning of the Building Energy Systems
• Minimum Energy Performance
• Fundamental Refrigerant Management
• Storage and Collection of Recyclables
• Minimum IAQ Performance
• Environmental Tobacco Smoke (ETS) Control
In addition to the above prerequisites being complied with, the sustainability targets for this development would be to
pursue the targeted LEED Green Building Certifications, adopting commercially viable technologies. This would result in;
• Energy Performance Optimized by 20% or more
• Water, Wastewater and Rainwater Recovery
• Potable Water Savings by 40% or more
• Usage of Non Potable Water for Irrigation & Sewage Conveyance
• Better Environment for Building Occupants in the form of,

— Controlled Indoor Chemical and Pollutant Sources
— Visual Comfort
• Use of Environmentally Friendly Housekeeping Agents
• Use of Environmentally Friendly Application Agents such as

— Adhesives and Sealants
• Commissioning and Measurement & Verification of Energy Related MEP Systems
• Maximization of Recycled Content in Construction Material
• Construction Waste Recycling in order to Divert from Landfills
• Use of Regional Materials in Construction
• Building Operations Waste Management
• Provision of Sustainable Alternative Transportation
